Privacy policy.

The short version: we collect what you choose to share, we use it to help you, and we never sell it, share it for marketing, or put you on a list.

What we collect

We collect what you choose to share with us — and almost nothing else.

  • Information you submit through our conversation form or by email: your name, email address, optional phone number, and any details about your mineral interests and situation you decide to include.
  • If you begin the conversation form and don’t finish it, we keep what you’ve entered so far (once you’ve given us an email or phone number) so a real person can still reach out about it. We contact you once about an unfinished form — that’s all. Email us and we’ll delete it.
  • When you contact us, technical details about your visit: your IP address, the approximate location it suggests (city and region), your browser and device type, the language your browser is set to, and the page you came from. We use these to reach you appropriately, to spot abuse, and to understand where owners are contacting us from.
  • Standard technical logs kept by our hosting provider (such as IP addresses and request times) for security and reliability.
  • A single session cookie used only to keep our own staff signed in to the site’s administrative area. We do not set advertising or cross-site tracking cookies.

How we measure the site

We use a small set of analytics tools to understand how the site is used in aggregate — which pages and tools people find helpful, where visitors come from, and where they get stuck — so we can improve the experience. Depending on what we have enabled, this can include cookieless page-view analytics, anonymized heatmaps and occasional session replays (which mask the text you type), product analytics that measure on-site actions and conversions, and Google Analytics for traffic-source and campaign measurement. Some of these set first-party analytics cookies; we never sell your information.

We also advertise online. To measure which ads bring people here and to show our ads to people who’ve visited, we use Google Ads and the Meta (Facebook/Instagram) pixel, and we record the campaign and click identifiers your visit arrives with (for example a Google or Meta click ID and UTM tags) so we can attribute a contact to the ad that earned it. If you share your details with us, we may send a hashed (one-way encrypted) version of your email or phone to those platforms purely to confirm a conversion and improve our ad targeting — never your plain contact details, and never for sale.

We don’t see what you type into the calculators — those run entirely in your browser — and session replays mask form fields and keystrokes. You can opt out of analytics and ad measurement using your browser’s tracking-protection settings, a “Do Not Track” signal where supported, or your Google and Meta ad-settings pages.

What our calculators do (and don’t) collect

The free tools on this site — the value estimator, royalty decimal calculator, and hold-vs-sell comparator — run entirely in your browser. The numbers you type into them are not transmitted to us, stored by us, or shared with anyone.

How we use your information

We use the information you share for exactly the purposes you would expect: to respond to you, to research and evaluate the mineral interests you ask us about, and to prepare and complete a transaction if you choose to sell.

We do not sell, rent, or trade your information, add you to marketing lists, or send campaigns of any kind. One conversation creates no follow-up unless you ask for it.

We keep your details in our own contact-management system so the person who replies to you has the full picture, and so a request to correct or delete them can be honored in one place.

When information is shared

Your information is shared only in three narrow situations:

  • With service providers we use to operate the site and deliver email (such as our hosting and email-delivery providers), strictly to perform those services.
  • With transaction parties — such as a title company, escrow agent, or county recorder — when, and only when, you proceed with a sale.
  • When the law genuinely requires it.

Retention and your choices

We keep correspondence and transaction records as long as needed for the purposes above and for legal and bookkeeping requirements. If you’d like the information you shared corrected or deleted, email us and we will honor the request to the extent the law allows.

This site is intended for adults and is not directed at children.

Changes to this policy

If we change this policy, we’ll update this page and its date. We will never quietly change the core promise: what you share with us is used to help you, and nothing else.
