How the DJ Basin really works.

The workhorses are the chalk benches of the Niobrara and the Codell sandstone beneath it, developed with horizontal wells from multi-well pads. The basin’s core — greater Wattenberg, in Weld County — has been drilled, infilled, and re-planned for decades on top of a century of older vertical production.

Density is the DJ’s defining trait. Units commonly carry one to two dozen horizontal wells, and operators plan whole neighborhoods of pads at once. When a unit near you gets developed, it tends to happen all at once — and then stay quiet for years.

Colorado’s regulatory environment has evolved meaningfully since 2019, with more local say in where pads go. In practice that concentrated activity further into the rural core and lengthened timelines near the Front Range’s growing towns — a real input to value, not a talking point.

Permitting timelines

Where pads face longer local processes, undrilled upside arrives later — and later dollars are worth less today. We discount honestly for it.

Old verticals being retired

Thousands of legacy vertical wells are being plugged as pads replace them. If your checks come from old verticals, the tail may be shorter than it looks.
